The Town of Hopkinton seeks a full-time Maintenance Technician.

Under the direction of the Town Engineer/Facilities Director, the Maintenance Technician performs semi-complex maintenance and custodial work of public buildings and grounds. These objectives are accomplished by performing routine maintenance work; maintaining entrances, walks, and other assigned basic maintenance tasks. The Maintenance Technician exercises considerable judgment and initiative in the administration and execution of the department’s services, in the interpretation and application of laws, regulations, and procedures. This includes daily contact with a variety of stakeholders such as staff, other Town departments, contractors, government and agencies, as required.

The principal responsibilities for this position includes:
• Provides on-site monitoring of Town's construction projects to ensure appropriate site activities are conducted in accordance with applicable regulations and Town By-Laws.
• Identifies and assesses building and equipment repair needs and determines what purchases are required to complete repairs as directed by the Town Engineer/Facilities Director.
• Tracks and updates the Town's energy consumption activities through the use of the Mass Energy Insight web based system on a monthly basis, to include assisting with the tracking of energy consumption for school buildings. Consults with Town Engineer/Facilities Director during the performance of energy related tasks including surveying, bid estimates, etc.
• Assists Town Engineer/Facilities Director with various capital projects and facilitates bid openings, developing and RFPs for contract services, review of engineering consulting services.
• Coordinates and provides oversight of contractor and sub-contractor for building repairs, maintenance, and renovations, as well as oversight of new projects and scheduling of Fire Suppression and Alarm Systems testing.
• Maintains and operates Energy Management Systems for all Town building HVAC systems.
• Performs regular maintenance and repair for HVAC systems for all Town buildings. Responds to help desk requests including providing minor building maintenance and repairs as needed. Performs minor repairs as they relate to toilets, broken glass, replacement of door locks, change filters on HVAC systems.
• Maintains an orderly system for inventory and ordering of tools, maintenance supplies, mechanical equipment, and custodial equipment with the approval of the Town Engineer/Facilities Director, in a timely manner to avoid delay in the execution of duties.
• Monitors any irregular conditions in the operation of the building components, mechanical systems, intrusion alarm, fire alarms, fire suppression equipment, communication equipment, and/or other equipment or devices.
• Assists with the procurement of building maintenance and repair contracts for all Town buildings and soliciting quotes, scheduling and monitoring contractors for building repairs.
• Assists with maintaining annual building maintenance contracts, schedules contractor inspections for HVAC systems, Generators, Elevators, etc. for all Town buildings.
• Assists with processing invoices and tracking budget.
• Reconfigures, installs positions, and remounts modular offices and space to accommodate user needs and maximize office space, using hand powered and specialty tools as appropriate.
• Removes, replaces, and/or relocates building furniture and fixtures as directed.
• Ensures Town buildings are secured and all security procedures are followed.
• Emergency contact and first responder to building security and fire alarms for Town buildings.
• Assists with the maintenance and the cleanliness of the interior and exterior of Town buildings and premises including sidewalks, entrances, and driveways at all times.
• Provides snow removal for Town Hall Buildings, including coordination and scheduling of additional services during severe inclement weather as needed.
• Lifts and carries supplies, materials, packages, etc. and delivers to appropriate locations.
• Ensures that facilities vehicles are properly maintained and for tracking and maintaining records.

QUALIFICATIONS:
• Equivalent to a High School Diploma and 2+ years of experience performing building maintenance, operating energy management systems and cleaning in a business setting or any equivalent combination of education, training and experience.
• Knowledge of: Equipment, materials and procedures used in building and grounds maintenance
• Skill: Organizational, interpersonal/collaborative communication, resourcefulness and discretion; computer skills that encompass effective use of word processing, email, and internet browser. Skill in the use of power and hand tools.
• Required Licensing: a valid U.S. Driver’s License.
• *HVAC Certification – Universal EPA License Preferred but not required.

Salary Range: $21.81 to $30.62 per hour depending on qualifications.
