Planning Board Public Hearing - Hunter's Ridge

The Planning Board met on Monday, January 28 to discuss a proposed 19 lot subdivision off of South Mill Street. The plan for Hunter’s Ridge, presented by Ron Nation, Peter Lavoie, and Larry Greene includes donating land to Open Space and requires a special permit.

The proposed area is about 38 acres with two wetland systems. The open space plan includes a loop road off of South Mill Street approximately 2,000 feet in length. The road would include a sidewalk and the 19 lots would be off of the loop road. Each lot would have its own driveway and a septic system would be set in front of the houses. The open space area would have walkways going through it and would connect to other pre-existing open space areas. Rain gardens and storm basins would be put in the open space area with permission from the Planning Board. Waivers are being requested to reduce the roadways to 18 feet and to have no curbing to one side to accommodate rainwater swales on the side of the road. An alternative plan still shows 19 lots with catch basins and swales, and each lot would have its own septic plan and use town water. A well would be on the property for the lot. The road in the alternative plan is 1,900 feet in length.

Some issues were pointed out in the design by Phil Paradis from the BETA Group. With the wetlands and the soil on the site, there may be some issues in designing a septic system for the properties. There may be some issues with storm water flooding into the roadways. Residents also had many concerns, such as the increase in traffic the project would cause on the street. Other residents were concerned with the disruption construction in the area would cause and cited examples where the police were called to report violations on other projects.

No vote was taken by the Board as the discussion on the project is not complete. The discussion was continued to the Planning Board meeting on February 11.
