Legacy Farms Reaches Milestone; Formally Accepts Zoning

By Michelle Murdock, Freelance Writer

A press conference was held on Tuesday, July 31st at the Town Clerk's Office to announce a milestone in the development of Legacy Farms. Planning Board Chairman Ken Weismantel and representatives from Legacy Farms developer Baystone Development signed the paperwork, as required by the town's zoning by-laws, to officially accept the overlay zoning and begin construction of the Legacy Farms project.

"From now on, all the land will be developed under the Master Plan Special Permit," said Weismantel. "This has been a long way coming."

What this means is that the developer can now proceed with the development projects under the zoning that was approved by Town Meeting. The Open Space Mixed Use Development Overlay District, known as the OSMUD, is intended to permit clustering of residential and commercial uses on large tracts of land while also preserving open space.

"With the town accepting the notice, the work is now legal, official and binding, " said Baystone Development Project Manager Steven Zieff.

The first project to get underway is the construction of the 240-unit apartment complex by Wood Partners. The acceptance of the notice to proceed under the OSMUD also triggers the beginning of Legacy Farms mitigation obligations and work is already underway at the intersection of Main Street and Rt. 85.
